Siding does more than improve the look of your home. It protects the structure underneath from moisture, heat, wind, pests and long-term weather exposure. In Central Texas, where homes deal with intense sun, humidity, storms, heavy rain and temperature swings, the right siding material, and the right installation, can make a major difference in how well your home holds up over time.

Many of the issues we find are not caused by one single storm or one obvious event. More often, the damage has been building slowly for years because of older materials, poor installation, failed sealants, improper flashing, pest damage or lack of maintenance.

Common Siding Problems We See

Rotted Wood and Pressboard Siding

One of the most common issues we see is wood or pressboard siding that has started to rot, especially near the bottom of the wall. Many homes built in the 1980s, 1990s and early 2000s used lower-quality wood, pressboard or OSB-type materials behind the siding.

These materials can act like a sponge when water gets behind the exterior layer. Once moisture gets in, the material can absorb water, swell, lose strength and begin damaging the framing behind it.

In many cases, the homeowner first notices a small area of damage near the bottom of the siding, but once the wall is opened up, the issue may extend much farther than expected.

Vinyl Siding Damage

At Capital of Texas Roofing & Construction, we stand behind long-lasting quality, which is why we strictly do not offer or install vinyl siding. In fact, sourcing vinyl materials in our area has become increasingly difficult as local suppliers have shifted away from them in favor of superior alternatives.

Over time, older vinyl siding can become brittle, cracked, saggy or loose. Once it starts to break down, it becomes more vulnerable to hail, wind and impact damage. If water gets behind the vinyl, the real problem is often hidden underneath, especially if the backing material is pressboard, foam board or another material that holds moisture.

Poor Installation Around Windows, Doors and Fixtures

Many siding failures start around windows, doors, vents, lights and exterior fixtures. These areas need to be properly flashed and sealed. If they are not, water can slowly work its way behind the siding and into the wall.

This type of damage is frustrating because it may not be visible right away. A home can look fine from the outside for years, but once moisture has been getting behind the siding long enough, the hidden damage can become significant.

Siding Installed Too Close to the Ground

Wood siding should never be installed too close to the ground. When siding sits near grass, soil, landscaping or raised beds, it is exposed to more moisture, dirt and irrigation.

As a general rule, wood siding should be kept at least 4–6 inches off the ground, and more clearance is even better when possible. When siding is too close to the ground, moisture can wick upward into the material and lead to rot, soft spots and structural damage.

Closed-Off Wall Ventilation

Another installation issue we see is siding that has been sealed incorrectly at the bottom. Some installers use caulking or adhesive sealant where the wall actually needs to breathe.

Homes naturally release moisture, especially in humid areas like Central Texas. If the wall is completely closed off and cannot ventilate properly, moisture can get trapped behind the siding and create long-term problems.

Soffit, Fascia and Gutter-Related Damage

Siding problems are not always caused by the siding itself. Neglected gutters, roof leaks, damaged fascia or poor drainage can all contribute to siding damage.

When water is not moved away from the home properly, it can run down exterior walls, collect near trim and fascia, or work its way behind siding. Over time, this can lead to peeling paint, discolored wood, soft areas, algae growth and rot.

Warning Signs Homeowners Should Watch For

Siding damage is much easier and more affordable to fix when it is caught early. Homeowners should keep an eye out for:

  • Peeling paint, especially on wood siding
  • Soft or rotting areas near the bottom of the wall
  • Cracks, gaps or separation between siding boards
  • Missing, split or failing caulking around seams
  • Discoloration around windows, doors or trim
  • Water stains near sills, thresholds or fixtures
  • Vinyl siding that is sagging, cracked or brittle
  • Fascia boards that feel soft or show algae growth

If any of these issues are visible from the outside, there may already be moisture damage behind the siding.

We check whether the siding is wood, vinyl, HardiePlank®, metal or another material, and we look for signs of age, cracking, swelling, brittleness, warping, rot or impact damage.

Moisture Entry Points

We inspect areas around windows, doors, trim, fixtures, vents, gutters and rooflines to see where water may be getting behind the siding.

Ground Clearance and Drainage

We look at the base of the wall, landscaping, irrigation, soil contact and drainage patterns to determine whether moisture is being directed toward the home.

Installation Details

We check seams, flashing, caulking, ventilation, fasteners and transitions to see whether the siding was installed correctly and whether the wall can dry out properly.

If the visible damage suggests that moisture has been present for a long time, we may need to remove material to determine whether the sheathing, framing or wall structure has also been affected.

Our Recommended Siding Materials

Different siding materials perform differently in Central Texas. The right option depends on the home, budget, design goals and long-term maintenance expectations.

When it comes to HardiePlank® siding, we exclusively rely on HardiePlank® by James Hardie. It is the gold standard in the industry, and we install it specifically to give our customers complete peace of mind through its top-tier manufacturer warranties.

We like HardiePlank® because it performs well against heat, moisture, hail, wind and pests when installed correctly. It also holds paint well, looks great and gives homeowners a long-lasting siding option with less maintenance than traditional wood.

Other than that, this product is also easier to repair and source because it is readily available and commonly used in our market.

Metal Siding

Metal siding, including EDCO-style systems, is another strong option for homeowners who want a durable, low-maintenance exterior.

Metal siding is typically more expensive than some other options, but it can last for decades and holds up well against the elements. It also comes in a wide variety of colors, profiles and design styles, including modern and barndominium-inspired looks.

Because metal siding can be installed as a system designed for the home, it can help reduce failure points when installed correctly.

Wood Siding

Wood siding can still be a good-looking option, but it requires regular maintenance. The quality of the primer, paint, caulking and installation matters.

In Central Texas, wood siding needs to be maintained carefully because heat, humidity, sun exposure and rain can wear it down over time. Homeowners should expect to reseal, repaint or maintain wood siding regularly.

Paint quality also matters:

  • Entry-level exterior paint may last around 3–5 years in high-UV and high-humidity areas.
  • Mid-tier paint may last around 5–10 years.
  • Premium paint can last 10+ years when applied correctly and maintained properly.
 

Vinyl Siding

Vinyl siding is not our preferred choice for Central Texas. Older vinyl siding often becomes brittle from UV exposure and can crack, sag or pull loose. It is also more vulnerable to hail and wind damage as it ages.

The bigger issue is that moisture damage often happens behind the vinyl, where homeowners cannot see it until the problem has become more serious.

Central Texas Weather and Siding Performance

Central Texas creates a tough environment for siding. The combination of sun, heat, storms, humidity and sudden weather changes can speed up material failure if the siding is not installed and maintained properly.

Heat and UV Exposure

South- and west-facing walls usually take the most punishment from the sun. These areas often show fading, paint wear, cracking or material breakdown sooner than other sides of the home.

Vinyl siding is especially vulnerable to long-term UV damage. Wood siding also needs consistent paint and sealant protection to prevent moisture intrusion and surface breakdown.

Storms in Central Texas often move west to east, which means west-facing walls may see more storm impact. Wind-driven rain, hail and flying debris can cause storm damage to your home’s exterior, including damaged siding, loose panels and exposed weak installation points.

HardiePlank® performs well in this environment because it is more resistant to cracking, splitting, warping and pest damage than many older siding materials.

Moisture and Humidity

Moisture problems usually start near the bottom of the wall, around landscaping, behind raised beds, near sprinklers or around roof and gutter problem areas.

Wood and pressboard materials are especially vulnerable because they can wick water upward. Once moisture is absorbed, the damage can spread into the sheathing, wall plate or studs.

Expansion and Contraction

Central Texas homes deal with dry heat, heavy rain, intense humidity, and sudden weather swings, including unexpected ice and freezing rain during winter freeze events. Rapid temperature changes cause siding materials to constantly expand and contract. If the siding is installed incorrectly, this movement can create gaps, cracks, buckling, failed seams or hidden water entry points.

What Homeowners Should Know About HardiePlank® by James Hardie Siding

Hardi siding is an exceptional product, but it must be installed strictly to manufacturer standards to perform as intended and protect your investment.

One important detail homeowners should know is that Hardi boards have seams because they are manufactured in set lengths. These seams are completely normal. During proper installation, weather-resistant joint flashing is installed behind the seams to allow the wall to drain and breathe properly.

While some homeowners request for these seams to be caulked, caulking Hardi board butt joints is never the correct approach and will void your manufacturer warranty. That is why it’s critical to work with an experienced siding contractor who understands exact James Hardie installation guidelines, ensuring your home stays fully protected and all warranties remain valid.

The key is making sure the siding is installed as a complete system, according to manufacturer specifications.

Maintenance Tips for Longer-Lasting Siding

A siding system will last longer when it is maintained properly. Homeowners should:

  • Keep sprinklers from spraying directly onto siding
  • Avoid raised garden beds or mulch touching the siding

McAllister Siding Project

Customer has a house by the lake exposed to moisture and high winds. Deck and siding were 30+ years old. Cedar wood siding, customers getting house upgraded to put on the market. Refurbished the deck, but left some of original structure that was in good condition to save customer money. Replaced all the siding with Hardi Plank. Upgraded deck 6×6 posts to 8×8 to improve structural integrity.
